Allen C. Keiter, MAI, has appraised commercial real estate since 1984. He brings his in-depth real estate knowledge, bank underwriting experience and building construction knowledge to his appraisal work.
He has 18 years experience preparing narrative appraisal reports on larger, more complex properties. Many appraisals were large shopping centers and high rise office buildings requiring ARGUS discounted cash flow analysis. Often the properties were proposed for development or undergoing major renovations.
Mr. Keiter is well known for his expertise with retail properties. He has appraised life-style shopping centers, community shopping centers, free standing retail buildings such as Wal-Mart and Dominick’s supermarkets, and net lease properties such as branch banks and ground leases. Mr. Keiter is a member of International Council of Shopping Centers (ICSC).
His professional experience includes four years as Review Appraiser for Barnett Banks, Inc. in Florida , with responsibility for maintaining appraisal regulatory compliance, and reviewing appraisals on properties that collateralized larger loans, property types that are high risk, and on high risk loans. On bank REO properties, Mr. Keiter was actively involved in evaluating the property’s marketability and its market value. Many REO properties had complex detriments such as high vacancy rates, market oversupply, obsolete building design, or legal restrictions.
Mr. Keiter also benefits from his extensive construction management experience, which includes six years on the general contractor’s management staff building high rise condominium towers, hotels, and special purpose buildings. In addition, his construction experience includes seven years building and renovating residential homes as the general contractor. He holds a Florida General Contractors license (currently inactive).
Mr. Keiter is the author of several articles that have appeared in professional journals including The Appraisal Journal and Valuation Perspectives and Insights.
As an adjunct professor at Triton College he taught appraisal courses and USPAP. He has been a guest lecturer for the Appraisal Institute and the Risk Management Association.
